The Job:

We are currently searching for a Transaction Coordinator to come join our team in the Vanvouver/Portland area. You would be working to support a small team of three loan originators.

*note: there is no vaccine requirement for this position

Where: This job will be 100% onsite at our Vancouver, WA office but we will allow the position to be hybrid for someone living in Portland, OR.

Experience: The ideal candidate will have 3-5 years of experience in a Transaction Coordinator or Loan Officer Assistant role. Also we need someone that is currently liscenced and has a working knowledge of Freddie Mac and Fannie May

Pay: Starting salary will be around $53k DOE, plus $100 per file bonus

Job Details:

    • Assisting in completing the 1003
    • Duplicating files
    • Helping with e-consent
    • Sending out
    • Assisting borrower
    • Following up
    • Obtaining financial documentation
    • Needs list
    • Making sure it’s complete (no pages missing, all paystubs, etc.)
    • Reviewing and assessing income and asset documentation
    • Calculating income – W2d or S/E
    • Run AUS (DU and LP)
    • Assessing if documentation fits guidelines and makes sense to move forward
    • Pulls Real Quest property report
    • Pulls Smart Fees/title, escrow, appraisal fees
    • Pulls MI quote (if necessary)
    • Manages TBDs
    • Pre-approve purchases
    • Manages the file from disclosures on
    • Communicates with the borrowers and realtors
    • Will obtain borrower information and review PRIOR to sending to processing for submission or PTD clearing
    • Uploads documentation to the file manager for processing, or
    • Uploads documentation to the appropriate buckets
    • Milestone management
    • Keeping all appropriate parties in the loop along the way
    • Coordinate signings with escrow and the borrower
    • Transfer letters after loan closes
    • Database Management
    • Quarterly mailers (coordinate with marketing)
